Seven Towers Up to 49 Storeys Proposed at Sheppard and Victoria Park

A major redevelopment has been proposed for North York’s Pleasant View neighbourhood, replacing the Victoria Square Shopping Plaza with seven towers from 25 to 49 storeys tall. Designed by Turner Fleischer for Jarel Investments, Nuyork Investments, and Nuberg and Dale Construction, the plan is among the tallest proposals in the immediate area.

Addressed to 2450 and 2452 Sheppard Avenue East, the roughly 3.2-hectare site occupies its northwest corner with Victoria Park Avenue, with additional frontage on Hazelnut Crescent. The single-storey Victoria Square Shopping Plaza occupies the generally flat property, while surface parking and loading areas cover most of the remaining land. The surrounding area marks a transition between Pleasant View’s low-rise residential streets to the north and west, and a mixed-use corridor of commercial properties, apartment buildings, and redevelopment sites along Sheppard and Victoria Park.
